Why Refinance?

Refinancing is the process of paying off your existing mortgage with a new mortgage. Typically, you refinance your mortgage to reduce your interest rate and monthly payment or change the length (or term) of your mortgage. You may also refinance to take cash out from your home’s equity.

REFINANCING, RUN ON MATH — NOT HYPE

Every refinance pitch you’ve ever heard leads with the new payment. Mine leads with the break-even point: what the refinance costs, what it saves you each month, and exactly how long until you’re actually ahead. If that date lands after you plan to move, sell, or refinance again — I’ll tell you to keep the loan you have. I’m Seth Conley, “Mortgage Seth,” an independent mortgage broker in Mountain House. Brokers shop multiple lenders, so when a refinance does pencil out, we can usually make it pencil out better.

THE MAIN REASONS HOMEOWNERS REFINANCE

  • Lower rate, lower payment — the classic rate-and-term refinance when market rates or your credit have improved since you bought
  • Drop mortgage insurance — built enough equity (often 20%+)? Refinancing from FHA to conventional can eliminate the monthly insurance premium entirely
  • Shorten the term — move from a 30-year to a 15- or 20-year term to kill the loan faster and pay far less interest, often at a lower rate
  • Cash out equity — consolidate high-interest debt, fund a renovation, or put equity to work. (Texas homeowners: state law puts special rules on cash-out loans, including an 80% loan-to-value cap — I’m licensed in Texas and I’ll walk you through exactly how it works.)
  • Switch loan types — out of an adjustable-rate mortgage into a fixed rate, or out of FHA into conventional
  • Streamline with what you already have — if your current loan is FHA, VA, or USDA, the streamline versions (FHA Streamline, VA IRRRL, USDA Streamline) often refinance with reduced documentation and sometimes no appraisal
  • THE BREAK-EVEN MATH — THE ONLY QUESTION THAT MATTERS

It’s simple, and I’ll show you your exact numbers:

Total refinance cost ÷ monthly savings = months to break even.

Example in round numbers: a refinance that costs $4,500 and saves $150 a month breaks even in 30 months. Keep the home longer than that and you’re ahead every month after. Sell or refinance again before month 30 and you paid for savings you never collected. One more thing most pitches skip: restarting the clock. Dropping back to a fresh 30-year term lowers the payment but can raise your total interest — I’ll show you the payment and the total-cost comparison, including options like keeping your payoff date the same. Run my break-even

    WHEN REFINANCING DOESN’T MAKE SENSE

  • You’re planning to move or sell before the break-even point
  • Your remaining balance is small, so the fixed costs swamp any savings
  • You’re deep into your current loan — most of your payment already goes to principal — and a new 30-year term would put you back at the interest-heavy start
  • The savings come only from stretching the term, not from a genuinely better loan
  • If that’s your situation, you’ll hear it from me first — and as my past clients know, I stay in touch when the math changes.

    HOW IT WORKS

    1. The analysis. You tell me your current rate, balance, and payment. I price real options across my lending partners and send you the break-even math in writing — keep or refinance, whichever wins.

    2. Lock and process. If it pencils out, we lock the rate, order the appraisal if your program needs one, and verify income and assets (streamline programs need much less).

    3. Close and fund. Most refinances close in about 30–45 days. Your old loan is paid off, the new one takes over, and you’ll typically skip a month of mortgage payments in the transition — I’ll show you exactly how that cash-flow timing works too.

    FREQUENTLY ASKED QUESTIONS

How much does a refinance cost?
Typically 2–5% of the loan amount in closing costs, depending on the loan size, program, and rate you choose — and sometimes less with lender credits toward a slightly higher rate. The right question isn’t the cost alone; it’s cost versus break-even, which is why I quote both on the same page.

Will I need a new appraisal?
Usually for a full refinance, yes. Streamline programs are the exception — VA IRRRLs and FHA Streamlines often waive the appraisal or the income documentation, which is one reason they’re fast. We’ll know which bucket you’re in after the first analysis.

Can I refinance if my home’s value dropped or I’m close on equity?
Sometimes. Government streamline programs are designed for exactly this in many cases, and conventional options vary by equity position. Give me the numbers and I’ll tell you straight whether there’s a workable path.

How much cash can I take out?
It depends on the program: conventional cash-out generally caps at 80% of your home’s value; government programs differ (and Texas cash-out has its own 80% state cap). The smarter question is what the cash is for — debt consolidation math and renovation math are very different conversations, and we’ll have the right one.

I just refinanced / just bought. Can I refinance again?
There’s no universal waiting rule that fits everyone — it depends on your current loan type and the new one. But if the break-even math works, it works; if it doesn’t, it doesn’t. That’s always the test here. Start the analysis
